Property Spotlight: Pear Tree, Pakenham
Introducing the newest addition to the Good Housing Portfolio: Pear Tree in Pakenham!
Situated in the vibrant and welcoming Pakenham community, which is 53km to the south-east of Melbourne's Central Business District, Pear Tree is Good Housing's second SDA project in the state of Victoria.
Modern and thoughtfully designed, Pear Tree consists of two spacious houses, each accommodating two residents. The first house is tailored to meet the physical and practical needs of High Physical Support (HPS) participants, while the second follows the NDIS Improved Liveability (IL) design standards.
Pear Tree will host four extraordinary tenants in total.
As with all homes in the Good Housing stable, Pear Tree prioritises tenant comfort, independence, safety, and accessibility. Each house offers two bright and spacious bedrooms with dedicated bathroom facilities, as well as a shared kitchen, living area, laundry space and outdoor area designed to support tenant interaction.
Each dwelling boasts an ample, open floor plan with wide doorways and pathways, customisable kitchens and cabinetry, single-level access for complete wheelchair accessibility, and separate entries for added privacy.
Bathrooms have been designed to support high level physical access and wheelchair mobility, including the provision for hand railings and ceiling hoists to be custom modified per each tenants' tailored practical requirements and SDA funding.
While each residence is designed to support independent living, tenants at Pear Tree will have the chance to experience shared occupancy with a compatible housemate, as determined through a thorough internal tenant matching process.
What's more? Each home features an adjoining on-site carer's room, allowing for immediate and convenient access to support when needed, fostering a sense of security and well-being for our residents.
All tenants will have access to our preferred SIL provider CareChoice, with two designated carers rooms located on-site. CareChoice provides quality disability support to people of all ages and abilities, with a goal to help individuals live as independently as possible.
Now in its final stage of completion, Pakenham will be ready to welcome new tenants in October 2023. Our tenant empowerment team are currently processing expressions of interest for both houses and invite prospective tenants and support coordinators to submit their online enquiries today.
Given the limited number of vacancies available, all participants will undergo eligibility assessments and will be accommodated on a first-come, first-served basis.
To apply for Pear Tree, will need to be approved (or likely to be approved) for SDA funding (HPS or IL) in their NDIS plan.
Evidence of SDA approval should include a written letter from the NDIA stating: tenant eligibility for SDA funding, the total amount of funding you are eligible for, designated design category and the SDA location you or your tenant is approved for.
